How long should an inspection take?
Inspection times vary for different inspectors. However, as a rule of thumb, a thorough home inspection should take roughly an hour per 1,000 square feet. Some properties can take longer or shorter depending on age and condition.

Do you inspect for code compliance?
While code is an important of a home inspection, it is not specifically what is inspected. Codes have changed and been added onto over the years. When inspecting homes, code is beneficial to the integrity of a home. However, inspecting an older home will have many current code issues that may not have been required when the home was built. These issues should be noted, but will not make a seller comply with newer codes.
So, what does a home inspector look for?
The inspector is looking for "material defects" per the California Business and Professions code section 7195 through 7199. Under section 7195(b), a material defect is a condition that substantially impacts the value, desirability, habitability, or safety of a residential dwelling.
